NOTE: The trailer is registered at 2500 pounds. Seller says any pick up truck should have no problem towing it.
*Water System: Pressure is not amazing, but an adequate heater works great, no leaks
*Fryer: Needs a thorough deep clean, was serviced with a new sensor in the fall, and the flue was cleaned and vacuumed
*One plank will probably need replacing or patching, just a crack in the vinyl flooring, not structural
*The exterior has some peeling paint
*Had a hole where an AC vent was previously; has been patched over and painted
*AC unit needs repair and has a cracked cover
*Could probably use a deep cleaning before use
*Vinyl laminate floors are in decent condition but could maybe use updating at some point

Fire Suppression System: Do you have documentation? Is it currently certified for use?
Yes for suppression system, vent hood needs to be cleaned and inspected
Water System: Does the water heater work properly? Any leaks or pressure issues?
Pressure is not amazing, but a adequate heater works great, no leak
Gas System: Any known leaks or repairs? Are all appliances running properly on propane?
No issues to my knowledge
Fire Suppression System: When was it last inspected and serviced?
Fall 2025
Water System: Fresh and gray tank sizes?
I would say about 25/30 gallons
Flat Top / Grill: Does it heat evenly across the surface? Any hot or cold spots?
No issues, it is not controlled by a thermostat, so dialing in the temp takes practice
Fryer: When was it last cleaned and serviced? Does it maintain temp correctly?
Needs a thorough deep clean, was serviced with a new sensor in the fall, and the flue was cleaned and vacuumed
Fridge: Does it hold temp consistently? How old is it?
No issues, high setting is too cold
Frame + Undercarriage: Any rust underneath? Has the frame ever been repaired?
No issues as far as I am aware. I submitted some pictures
Axles + Tires: How old are the tires? When were the bearings last serviced? Any issues towing?
Have had trailer for two years, had no issues towing, tires are decent, wasn't towing a lot, bearings I am not sure
Doors + Windows: Do all doors seal properly? Any leaks during rain?
No leaks when opening door and window there is some run off after rain
Fire Code: Has it passed a recent fire inspection?
Yes in November
When you say the floor needs a refresher—are we talking cosmetic, or are there any soft spots, water damage, or structural wear underneath?

Is the interior space big enough for two people to work?
Absolutely, fits three comfortably, four works but its tight
What's the longest you have run the trailer for without having to fill up on more water or gas for the generator?
Water unknown had a unique situation where I did not really use water in the trailer, had a bathroom on site, and did dishes elsewhere. Generator I would fill after each use, but never had a day I needed more gas. I would say probably 2 - 8 hour days
