NOTES: We have the triple compartment sink that goes in the truck, but it was removed as it wasn't approved for Boulder County health department. We replaced it with the smaller clamshell refrigerator. Propane tanks are 100# tanks. Hood system was tested and approved in September with documentation of having it done every 6 months. Plenty of space to make an area for cleaning supplies if they choose to. Water tank size is 25 gallon. Everything on the trailer is NSF. Should be able to easily put the triple sink back in, but may then need to replace the gray water tank, as it needs to be a certain percentage larger than the fresh water per local requirements. Dimensions approx 6-7 ft for the hood.
Additional info from seller:
1. We are including the heavy duty hitch with the purchase. It includes sway bars.
2. Boulder county would not approve a triple sink, so we switched it out. We still have it and it can be switched back. It is also included.
3. The previous owner installed a small skylight in the ceiling that was leaking. We sealed the area on the roof around it and it has not leaked since. There is one area where you see where the water damaged the ceiling, but it is not getting any worse. I think as long as you continue to watch it for new leaks it should not get any worse down the road.
4. There are no spare tires. The tires have been on the trailer since we bought it over 2 years ago. They are not new, and have 1/4 inch of tread still on each. The size is ST205/75R15. Those tires can be bought online with a new wheel for $150-160. There are no cracks or anything on the sidewalls. So I would say they are in acceptable condition, but replacing them in the future makes sense. The axles were replaced by the previous owner when we bought it.
5. We have a Square POS system that is included with the sale. There is also a cash drawer for cash purchases. We include 1 pager system as the second one was not working. The vent system on the roof is new as of last September. We are including the generator, and it is getting cleaned this week. (04/2026)
A custom mural enhances visual appeal. Minor cosmetic dents and sealed roof leaks noted but do not affect performance.
